By creating an account or using GNB Scanner at govscanner.ca (the "Service"), operated by Govscanner (the "Operator", "we"), you agree to these Terms of Service and to our Privacy Policy and Refund Policy. If you do not agree, do not use the Service.
GNB Scanner collects publicly available New Brunswick tax-sale and surplus-property information from Government of New Brunswick sources (Department of Finance and Treasury Board Expression of Interest lists, Royal Gazette tax-sale notices, and Department of Transportation and Infrastructure surplus listings) and presents it on a map together with assessment and parcel data from GeoNB / Service New Brunswick.
The Service is an information and research tool only. It is not a real estate brokerage, an auctioneer, a bidding platform, a title search, a survey, or legal, financial, tax or investment advice. The Operator is not a party to any tax sale, tender or offer. The Service is not affiliated with, endorsed by, or acting for the Government of New Brunswick, Service New Brunswick, any municipality, or any First Nation government.
Property data is reproduced from third-party government systems and may be incomplete, delayed, superseded or inaccurate. In particular:
You are solely responsible for verifying every detail — including ownership, encumbrances, liens, zoning, access, environmental condition, and the exact terms of sale — directly with the relevant government department, a lawyer, and your own inspection before bidding, making an offer, or relying on any information. The Service is provided "as is" and "as available", without warranties of any kind, express or implied.
New Brunswick tax sales are conducted by the Province under the Real Property Tax Act (New Brunswick) and its regulations; provincial surplus property is disposed of by the Department of Transportation and Infrastructure under its own policies. Those processes — not the Service — determine who may bid, how, and with what result. Without limiting the above, you acknowledge that:
New Brunswick lies within the traditional and unceded territory of the Mi'kmaq, Wolastoqiyik (Maliseet) and Peskotomuhkati (Passamaquoddy) Peoples, and is covered by the Peace and Friendship Treaties of 1725–1779, which did not surrender land. Aboriginal title and treaty rights are protected by section 35 of the Constitution Act, 1982, and claims asserting Aboriginal title over large parts of the province — including privately held land — are before the courts. Reserve lands and other lands held for a First Nation under the Indian Act are generally not subject to provincial property-tax sale and will not normally appear in the Service.
The Service does not screen listings for Aboriginal or treaty rights, title claims, specific claims, land-claim negotiations, duty-to-consult obligations, archaeological or burial sites, or traditional-use areas, and nothing in it is advice on those matters. Where such rights or claims may apply, obtain independent legal advice and, where appropriate, engage respectfully with the affected First Nation before acquiring or developing land.
You must provide a valid email address that you control, keep your password secure, and tell us promptly of any unauthorised use. You are responsible for all activity under your account. You must be of the age of majority in your province or territory (19 in New Brunswick). One account per person; accounts are personal and may not be shared.
The Service and its compiled dataset are for your personal or internal business research. You may not resell, sublicense, redistribute, publicly republish or bulk-export the compiled data; scrape or crawl the Service; share account credentials; attempt to bypass access controls or interfere with the Service; or use the Service to harass, intimidate or contact assessed owners for purposes unrelated to a lawful purchase inquiry. Underlying government data remains subject to the terms of its publisher (Government of New Brunswick, Service New Brunswick / GeoNB); satellite imagery is provided by Esri and its data partners under their terms. We may suspend or terminate accounts that breach these Terms, and may modify or discontinue features with reasonable notice.
To the maximum extent permitted by applicable law, the Operator is not liable for any indirect, incidental, special, consequential or punitive damages, or for any loss of profit, opportunity, deposit or purchase price, arising from your use of or reliance on the Service, including any property purchase, bid, offer or missed listing. Our total aggregate liability for any claim is limited to the amount you paid for the Service in the 12 months before the claim arose.
Nothing in these Terms excludes or limits any liability, warranty, condition or right that cannot be excluded or limited under applicable law, including consumer-protection legislation in force in New Brunswick or in your province or territory of residence. If any provision is found unenforceable, the remaining provisions continue in full effect.
We may update these Terms. Material changes will be announced by email to account holders and reflected in the "Last updated" date above; continued use after the effective date means you accept the revised Terms. If you do not accept a change you may cancel and, where the change materially reduces the Service you paid for, request a pro-rated refund of any prepaid, unused period.
These Terms are governed by the laws of the Province of New Brunswick and the federal laws of Canada applicable therein, without regard to conflict-of-laws rules. The courts of New Brunswick have jurisdiction over any dispute, except that you may also bring a claim in the courts of your own province or territory where consumer-protection law gives you that right.
